Trends in the real estate market

Montenegro as an attractive destination attracts a lot of attention from investors, especially the current southern region, i.e. coast. The real estate market is dynamic and changes are constantly happening. What is clear to everyone is that the state of the real estate market will depend on the economic situation both in our country and in the world. There are four cycles in this market:

It is evident that real estate prices are on the rise due to inflation, variable interest rates and a large influx of immigrants. In the period from 2010 to the second quarter of 2023, the European real estate market recorded an increase of 46% for apartment prices and 21% for rents. This is a trend that exceeds inflation and wage growth in all EU countries. A similar trend is observed in the Balkan countries, so the rise in real estate prices represents an increasing challenge for the local population.

When it comes specifically to Montenegro, real estate rental, price growth, green technologies, high demand for real estate in the southern and central regions are the trends that marked the year 2024 on our market.

Due to global changes and the challenges faced by the real estate market, the affordability of real estate is expected to be a major challenge for young and middle-aged generations in the future.
